Cornered Rat Problems

I cleared the Vault Ratway killing all those Thalmors, till' there no problem. But the problem is when talk to Esbern in that reforced door, the audio disappear, the chat dialogue is pretty fast (enought time to read just a word) and i can't complete the quest because the door don't opens, when the quest is update to "enter" and talk to Esbern.

Btw, i used that line from Delphine 'Remember the 30th of Frostfall'.
