With the way memory prices are, go for DDR3 memory. It should be easier to find in future if you need more. Might be worth going for the AMD870/880/890 or AMD970/980/990 chipset.

Some people say the upgrade to the immediate next chipset 800 to 900 is negligible or not really worth it.

The move to DDR3 AMD800/900 should make it easier to upgrade unless you want to build a new computer in which case Intel might work out better

I can tell you all that he right a SSD will help him out a lot more then you may think.

My mobo is out dated and my ram 4 GB of DDR2 667. My CPU is a Core Duo 2.66.

When I upgraded to Windows 7 my ram was not good enought for anything. It was slow as could be and I'm not building a new rig till the 8 core i7 hits the market. So I upgraded my 10,000 RPM raptor with a Corsair Force 3 Series SSD and created a 8 GB page file on. Now I can play all my games including newer ones without any problems. It runs better then when I was on XP.

The key is using the SSD for a large page file as it fast enough to act as ram for games.

OP's description of the issue sounds like he's running out of free memory. After he exits games the computer is extremely sluggish and apps open slow. His cpu and gpu are still mid range and shouldn't have too much trouble with games.
