FPS drops in large maps

I've just noticed this happening right after the April 19th update. I play on singleplayer mode btw. I don't get sudden fps drops on small TF2 maps but when I load large maps such as cp_dustbowl, plr_pipeline and the like, my fps goes bananas!

It gets dragged from 50+ down to 10 after a few minutes or after I brought out the props menu Fps lag will stay on 10 and sometimes it will even drop to 9 . I tried recording a demo once the fps dropped to 10. I loaded it and it plays normal unlike what I was experiencing on actual gameplay.

I've already done a fresh install; it worked however, when I start to add addons(custom models/tools/etc), the same disease goes back I even redownloaded the addons just to make sure nothing's corrupt.

Now I have no idea how I could ever play without removing the addons. I've had lots of addons before that patch, they didn't give me any problem with fps drops.

Any solution for this?

your ram is a bit low but it wont affect performance unless its 512 mb
